Important limitations
Transparency is part of product quality. ARDH helps you ask better questions earlier. It does not replace regulated professionals or official procedures.
ARDH cannot independently guarantee
Legal ownership or clean title; cadastral boundaries; final market clearing price; structural safety; building permits; planning / PAU approval; future sale prices or rents; complete regulatory compliance.
Verify with the right professionals
Notaries and lawyers; architects; engineers; surveyors; municipalities and planning authorities; licensed appraisers or banks for financing valuations.
Data and AI limits
OpenStreetMap and GeoPAU data can be incomplete. AI prose can overstate confidence if inputs are thin. Nearest-zone suggestions are not parcel-perfect zoning.
How to use ARDH responsibly
Use reports for screening and preparing questions for advisors. Do not present ARDH output as an official appraisal or legal advice.
