ARDH real estate analysis methodology
ARDH is not simply an AI property chatbot. It is an analytical framework combining property data, geographic context, architectural thinking, data science and AI-assisted synthesis.
ARDH provides decision-support intelligence. It does not replace professional, legal, architectural, engineering, surveying or regulatory advice.
1. Property information collection
Users provide address or coordinates, asset type, surfaces, condition, asking price, tenure notes, and optional listing text or URL. Missing fields are treated as unknowns—not invented facts.
2. Data normalization
Inputs are normalized into a consistent schema. Ambiguous units or incomplete addresses reduce confidence and appear as caveats.
3. Geographic enrichment
OpenStreetMap Nominatim resolves places; Overpass supplies nearby amenities when available. Context is approximate, not a certified survey.
4. GIS / planning context (Tunisia)
Urban Intelligence looks up points against GeoPAU PAU Layer 138 zoning polygons. Coverage is commune-by-commune; many locations have no digitized polygon.
5. Location and accessibility analysis
Reports discuss neighborhood context and access based on map context and user description—not traffic simulations.
6. Property and market factors
Physical attributes you supply are combined with market language and optional comps. Ranges are scenarios with stated assumptions.
7. Risk analysis
Qualitative themes such as documentation gaps, zoning uncertainty, and liquidity. Not a structural or legal certification.
8. Investment analysis
Premium reports expand yield and sensitivity language when goals are stated. Not forecasts of future prices.
9. SWOT analysis
A communication framework for stakeholders—not a proprietary scoring black box.
10. AI-assisted synthesis
A large language model drafts the structured report from the enriched fact pack. Thin inputs increase error risk.
11. Report generation
Stable section order for comparison. Urban Intelligence may append zoning when Tunisia GIS lookup succeeds.
What ARDH cannot guarantee
Ownership, cadastral boundaries, structural integrity, permits, exact market price, future rents, or complete compliance.
